Buyer and seller beware.
Wasted 2 months with this company. Very difficult to work with. Would not recommend this company, especially Sam Johnson, the buyers agent to anyone. The potential buyer has had every inspection there is and some twice and is in good condition. Sam Johnson told me that my house, listed for $89,900 on an acre of ground was only worth $30,000 because it was”uninhabitable” because it needs a septic tank (that has never had a problem before) according to one company’s assessment. They wanted me to pay $22,000 in cash at closing for a septic tank and to replace a leaky pipe under the house. When I got a second and third estimate for the repair they said there was no way they could tell anything about the septic tank with the assessment the first company gave. Top of the line septic tank replacement $10,000 to $13,000 from both sources. When I went back to the buyers with these estimates they made me feel like I was just trying to put a bandage on the problem. I’m guessing because I’m a woman and don’t know any better I should have agreed to pay the $22,000 at closing. Right??
